An Institution as Readymade Institutional readymade, durational. Saint-Paul-de-Vence, France. Designated 30 April 2026 - ongoing. A hotel in continuous operation since 2004. Twenty-two suites, two restaurants, seven pools, a full operational staff, active debt instruments, and a Michelin Key earned through standard inspection criteria. On 30 April 2026, a cast brass plaque was installed on the exterior facade. It reads: Concrete, organic matter, algorithms, labor, capital, and Mediterranean sunlight. 43.7011° N, 7.1211° E The plaque is the wall label for the entire building. From that date, everything inside the threshold, staff, guests, inventory, tax returns, maintenance cycles, debt instruments, biological residue, is classified as sculptural material. The designation exempts the hotel from nothing. Zoning law, labor contracts, health regulations, insurance requirements, and debt instruments continue to apply. Revenue is generated. Salaries are paid. Materials degrade. Contracts expire. Obligations renew. The work proposes no alternative to these conditions. It documents their persistence. Authorship is limited to the establishment of initial parameters. All subsequent outcomes are determined by contractual dependencies, maintenance cycles, market conditions, and administrative enforcement. THE SYSTEM - SIX LOGS The body of work is organised as an operational audit across six areas of the hotel's infrastructure. Each log extracts works from the running system without modification. Production status is stated per work and updated as the audit proceeds. LOG 01 - ENTRANCE Threshold hardware: the signature, the access protocols, and one deliberate gap in the data. Suite X (The Gap) Notarized Protocol of Omission, ink on archival vellum, partially redacted, wax seal, security envelope, wall safe. 40 × 50 cm, framed. Edition 1/1 per annum, renewable. One suite legally withdrawn from commercial inventory for 365 days, priced at its audited annual revenue yield. The collector acquires no access - one unannounced visit, unrecorded. The master key to every suite, office, and the data server, sealed. To use it is to destroy it. Produced. LOG 02 - FISCAL ARCHITECTURE The paperwork that keeps the building standing. The Filter (Aggregate) Used industrial pool filter cartridge, polypropylene, polyester, biological residue, plexiglass vitrine. The pool's filtration organ extracted after a full cycle: skin cells, hair, sunscreen, dissolved pharmaceuticals. The guest population rendered as biological residue. In production. LEGAL INSTRUMENTS The following instruments do not document the institution. They govern it. THE CONSTRUCTIVE OBLIGATION establishes what any owner must build. THE SYNDICATE establishes who funds the expansion and joins the founding record. THE EXIT STRATEGY establishes the conditions under which the Artists' authority terminates. These three works are not residues. They are active legal configurations. They operate whether or not this page is read. The Constructive Obligation (99 Years) Notarized 99-year lease deed, architectural specifications, vacuum-sealed in industrial polyamide. Stainless steel table. The acquisition transfers a Real Property Right (Droit Réel) on the periphery of the Toile Blanche installation, granted for 99 years and strictly conditioned on the construction and maintenance of Fondation Toile Blanche, founded jointly with Leroy Brothers. Programming authority is held by the co-founder for the duration of the term; one room is held permanently as archive to the founding system. The artwork is not the building. It is the obligation to build. Once executed, the right survives any transfer of the freehold, including execution of The Exit Strategy; unexecuted, it closes with the sale. Blind-embossed master agreement on twin sheets of 600gsm cotton vellum, graphite, Optium Museum Acrylic, white-washed European oak frames. Two panels, each 70 × 100 × 5 cm. Edition of 12 unique instruments: 10 public allocations; artist proofs 11/12 and 12/12 held by Leroy Brothers. The founding act of the Toile Blanche expansion. Panel I is the Obligation: the collector lends to the institution at a fixed annual return for a defined term; the artist is designated Debtor. Panel II is the Equity: entry into Le Cercle des Fondateurs, the permanent founding record, inscribed by hand in graphite. The diptych is the agreement - no separate purchase agreement exists. The corporate documents that flow from it are its administrative consequence. They do not supersede the work. The work supersedes them. A transfer of the institution's equity triggers repayment; the founding position and the diptych are perpetual and unaffected. Price: on application. Open - ten allocations. The Exit Strategy (100% Equity) Complete transfer of the Toile Blanche system: the deed to the land, architectural structures, operational protocols and access systems, labor contracts and service agreements, active liabilities and outstanding debt, institutional accreditations including the Michelin Key, and all registered encumbrances. No discrete artwork is conveyed. Upon execution, the artists cease all operational, administrative, and decision-making involvement; no provisions are made for artistic oversight following transfer. The installation continues under new ownership as an active asset. The execution of the transfer constitutes the completion of the work in its authored form.
